After buying a house with your hard-earned money, the next most important milestone is to convert the space into a place you call home. No doubt, the task of shortlist and eventually hiring the right contractor can make or break your renovation project. In Singapore, there are about 6000 registered ID and contractors, so how do we choose the right one. While many professionals out there deliver excellent work, some may leave you with delays, hidden costs, or unfinished jobs. Here are eight red flags to help you spot trouble before it starts:

1. Vague Reviews

Contents on the social media can be a blessing and at the same time a nightmare. While most of these social media contents are useful for reference, some can also be fictitious or simply marketing efforts to make an ID “look good”. For example, if past clients only say “Great job!” without details, be cautious. Look for reviews that mention timelines, budget, and communication.

2. Large Upfront Payments

Payment for renovation works should be collected on a progressive basis. A deposit is normal, but demanding most of the payment before work even started will be unusual and risky. Stick to staged payments tied to progress.

3. No Written Contract

Some IDs or contractors can promise you a lot just to get you to sign on the dotted line. Always insist on a detailed contract. Verbal agreements leave too much room for misunderstanding.

4. Missing Licenses or Insurance

A reputable contractor should be licensed and insured. In the case of a ID performing renovation works in an HDB, they should be licensed. If they avoid the topic, it’s a major red flag.

5. Poor Communication

If they’re hard to reach or vague in responses, expect more issues once the project starts.

6. Unrealistically Low Estimates

There are no free lunches in this world, you get what you paid for. Too-good-to-be-true pricing often leads to surprise costs or subpar work. Get multiple quotes and compare.

7. Pressure to Decide Immediately

Trustworthy contractors give you time to think. High-pressure tactics are a sign to walk away.

8. No Portfolio or References

Reputable ID firms would have completed many projects to showcase. If they can’t show past work or provide references, they may be hiding poor performance.
